  • Turnkey construction

  • Site management

What we are commissioned for

Every project is quoted individually after we have seen the drawings, the ground conditions and the programme.

How we build

Costs and quantities before the first excavator

We quantify from the drawings and the ground report, so the price you approve is tied to measurable scopes rather than an allowance. Variations are priced in writing before they are built.

One site manager, named from day one

The same engineer runs the site from set-out to acceptance. You deal with the person who signs the day's instructions, not with a rotating contact.

Trades coordinated as a single programme

Shell, envelope, services and fit-out are scheduled against one programme and one delivery sequence, which is where most of the lost weeks on a building site come from.

Building while the building stays in use

For modernisation work we plan in phases, with sealed working zones, protected access routes and noisy operations placed outside occupancy hours.

Documentation you can hand on

At acceptance you receive as-built drawings, test records, material and warranty certificates — the file a property manager, tenant or authority will later ask for.

A general contractor, in the proper sense of the term

Gebr. Schmidt Bauunternehmen AG plans and builds. We take responsibility for the structure, for the trades working on it and for the programme they work to — whether the commission is a residential development, a production hall, a refurbishment or a stretch of road with its drainage beneath it.

Clients come to us in three situations, and the engagement differs in each:

Public-sector commissions are executed to the tender documents and the applicable building regulations, with the records and acceptance procedure the award requires.

What clients say about working with us

★★★★★
Three residential buildings in one programme. The sequencing was planned before we broke ground, and the site manager flagged two supply problems early enough that neither cost us a week.
Hendrik, property developer
★★★★★
We renovated while the ground floor stayed occupied. Working zones were sealed, the noisy work happened when we were told it would, and the handover file was complete.
Annette, private client
★★★★☆
A logistics hall with an unusual floor loading requirement. The quantities and the variations were documented clearly enough that our controlling department had no questions.
Markus, facility manager
★★★★★
Drainage and road surfacing in a street that had to stay passable. Traffic routing was agreed in advance and the acceptance records were in order.
Petra, municipal office

Questions we are asked before the first meeting

Do you work from our architect's design, or do you plan the project yourselves?

Both. We regularly take over a finished design and carry it into execution planning, trade awards and construction. Where no design exists yet, we handle the planning ourselves or work alongside a designer you appoint.

Can you take on part of the works rather than the whole contract?

Yes. We are commissioned as general contractor for the complete building, as shell contractor for the structure alone, and as site management for clients who award the trades themselves.

How are additional works and changes handled once construction has started?

Any change to the agreed scope is described, priced and submitted for your written approval before it is executed. Nothing additional is built on a verbal instruction.

Can you build in a property that stays occupied or in operation?

Yes, and it is a large part of our refurbishment work. The programme is divided into phases with sealed working zones, protected access routes and agreed hours for noise- and dust-intensive operations.

Do you tender for public-sector contracts?

Yes. We execute civil engineering and building works awarded by public bodies in accordance with the tender documents, including the required records, inspections and formal acceptance.

What do we receive at the end of the project?

The completed structure, a formal acceptance protocol, as-built drawings, test and inspection records, and the material and warranty documents for the installed components.

Tell us about the project

Send us the outline — plot, building type, approximate size and the intended start — and we will come back to you with the next step.

  • Your enquiry is read by a project engineer, not a call centre.
  • First reply: whether the project suits our capacity, and what we need to quote it.
  • If the scope fits, we arrange a site appointment or a review of your drawings.
  • No cost and no obligation for the first consultation.
